Gregg Winter

Gregg Winter founded W Financial Fund, LP in 2003, creating a new platform after 14 years of successfully syndicating individual mortgage loans among groups of private investors. W Financial is a direct, private real estate bridge lender primarily focused on the NYC market which originates dozens of loans per year in the $1 million to $30 million range. Most of W’s loans are first mortgages and finance the acquisition and often the rehab of multifamily and mixed-use, value-add real estate opportunities. Most often, our borrowers execute their business plan increasing a property’s NOI and then, once stabilized, they seek to replace W’s bridge loans with conventional financing. The fund is known by borrowers and mortgage brokers for its high reliability, its flexibility and for its rapid response to complex and time-of-the-essence loan requests. W Financial’s 14-year track record and performance have been noted by and profiled in Barron’s and other publications. The fund’s structure has allowed more than 500 qualified, high-net-worth and family office investors to benefit from enjoying diversification by participating in a carefully curated and managed loan portfolio.

During Q2 2017, W’s Investment Manager, Sag Harbor Capital Management, LLC, a Registered Investment Advisor, is launching the Alternative Opportunities Fund – a new real estate private equity fund focused on acquiring multifamily and mixed-use, value-add real estate in partnership with proven, joint-venture operating partners.

Gregg has over 28 years of real estate lending and advisory experience and is also the owner of Winter & Company, a commercial mortgage advisory firm founded in 1989. Mr. Winter was a principal of W&W Associates, Inc., a family-owned New York mortgage investment business established in 1963 by his father, Jack Winter. Gregg serves on the Finance Committee of the Real Estate Board of New York and is a member of the Real Estate Lenders Association. He is a frequent panelist at industry events, a magna cum laude graduate of Long Island University and is a New York State Licensed Real Estate Broker. He is also a member of the Sag Harbor Cinema Arts Center Committee, a non-profit organization seeking to acquire and restore the Sag Harbor Cinema, creating a state-of-the-art film, culture and education center.
